Scope of Work

Sweeney was tasked with all sitework for a 322-unit apartment complex developed by Garden Homes Management across four five-story buildings in West Hartford. Our scope includes asphalt paving for the full site, parking areas, access roads, and infrastructure corridors, coordinated in-house alongside earthwork, underground utilities, concrete, and soil remediation.

Before paving could begin, the site required extensive ground improvement due to challenging soil conditions. Working with geotechnical engineers at GZA, our team developed a solution to augment the soil using a lime product, improving compaction and increasing bearing strength across the site. That groundwork is what a surface like this is built on.

Sweeney will also install concrete for five buildings, eight garages, and a pool house.


Unique Challenges

The site’s varved clay could’ve led to uneven settlement and instability beneath the finished surface. By treating soil on-site with a lime product, we created a base that is more easily compacted and more usable. This limits export, saves time, and better utilizes available resources. The result was hundreds of thousands of dollars in savings for the developer and a stable subgrade ready for paving.
